Above podium setback
Means the minimum horizontal distance that is required between the upper portion of the building and the property boundary of the lot. It is measured from the outer most projection of building or structure to the property boundary line.
Active street frontage
means building frontage which contains uses that promote activity and interaction with the street. For example cafes or retail shops.
Building separation
means the horizontal distance between two buildings on a lot or on adjoining parcels of land. It is measured from the nearest point of one building wall to the nearest point of another building wall.
Building setback
means the minimum horizontal distance a building or other structure must be set back from a property boundary of the lot. It is measured from the outer most projection of a building or structure to the property boundary line.
Council
means North Sydney Council and extends to include any Council officers who may make a decision on an application with delegated authority.
Podium
means the base of a tall building that is built close to or along the site boundary or boundaries.
Solar protection
means retaining direct solar access and avoiding overshadowing of spaces.
Street wall
is the building interface to the street that is formed by a group of podiums.
Street wall height
means the vertical distance between the footpath or natural surface level at the centre of the site frontage and the highest point of the street wall.
Through site links
means pedestrian linkages through sites to other streets and laneways.
